On-Site Consultation

Scope & Proposal
Based on our discussions, we develop a clear scope of work and proposal outlining the improvements included in the project. We review the major selections, preparation requirements, and any specialty trade work so expectations are established before construction begins.
Construction
Once work begins, we coordinate each phase of the project in the proper sequence. Depending on the scope, this may include demolition, drywall and texture work, flooring, painting, trim, or modifications to walls and doorways. We protect the surrounding areas and keep the work organized as the space comes together.
Final Walkthrough
Once the work is substantially complete, we walk through the finished space with you and create a punch list of any remaining concerns or finishing details. Our team addresses those items before final payment, giving you an opportunity to review the completed work before the project is officially closed out.

In many cases, yes, but a load-bearing wall cannot simply be removed without providing another way to support the structure above it. We first evaluate the existing framing and determine whether the wall is structural. When required, a structural engineer can design the appropriate beam, posts, and supporting connections before construction begins. Structural alterations may also require plans, permits, and inspections. The City of San Antonio and many surrounding jurisdictions classify remodeling involving structural work separately from ordinary cosmetic improvements.

A single room can often be painted within a day or two, while larger or whole-home projects may take several days or longer. The schedule depends on the number of rooms, ceiling heights, trim and doors being painted, surface preparation, drywall repairs, primer requirements, and the number of finish coats. Before work begins, we review the scope and provide an anticipated schedule so you know how long the affected areas of your home will be in use. Preparation is often the biggest factor affecting the overall painting timeline.
Sometimes. Certain flooring products can be installed over an existing surface when that surface is clean, dry, secure, sufficiently flat, and compatible with the new flooring system. In other situations, removing the existing flooring provides a better installation and allows us to inspect what is underneath. Before making that decision, we consider the type and condition of the existing floor, elevation changes between rooms, manufacturer requirements, door clearances, and any necessary floor preparation.
Many cosmetic interior improvements do not require a permit. For reference, the City of San Antonio's current no-permit-required list includes painting, sheetrock repair, tiling, carpeting, and wood or laminate flooring. Changes involving walls, structural framing, electrical systems, plumbing, or other regulated work may require permits and inspections. When a project requires permitting, we identify the applicable requirements and coordinate the process with the appropriate trades before the affected work begins.
